Requirements
About nomination: ‘nomination’ means a letter of recommendation from the competent government body, or the ICP's free preliminary nomination request; once it is approved, the entry permit follows.
Reasons for refusal
Golden Visa applications are decided by the federal ICP, and in Dubai by the GDRFA, under Cabinet Resolution No. 65 of 2022 and its annex; for real estate investors, the Dubai Land Department (DLD) certifies the property's value. Most refusals stem not from a lack of investment but from details of ownership and proof.
Property with a total value of at least AED 2,000,000, wholly owned by the applicant; with joint ownership, each owner's own share must reach the threshold separately. The DLD's valuation looks at the value at purchase. With a mortgage, the bank must confirm the amount paid and the outstanding debt.

The test required for the residence permit includes HIV and TB screening; active or scarred TB leads to a conditional one-year permit and mandatory treatment.

A salary of at least AED 30,000 per month under a valid employment contract, and at least a bachelor's degree, attested and recognised; the salary must also show in the wage protection system (WPS), and the job must match the contract.

In the nomination categories (talent, scientists, certain professions), there is no application without a recommendation letter from the competent authority.

Unpaid fines, previous overstays, a criminal record, missing health insurance.

The requirements must be maintained – the ICP may check – and continuous health insurance is required; family members' permits are tied to the sponsor's. According to official information, investor Golden Visa holders are exempt from the rule on absences of more than 6 months.

With the Golden Visa, children can receive a visa regardless of age.
